These terms apply to gallavantventures.com, our property offer and listing pages, and the services of Gallavant LLC, an Arizona limited liability company ("Gallavant," "we," "us"). By using the site or our services, you agree to these terms.

1. What we do

We rent recreational vehicles (RVs), buy vacant land from property owners, and sell land for cash or with owner financing.

2. RV rentals

Every rental is governed by a written rental agreement signed at or before pickup. That agreement — covering drivers, insurance, mileage, damage, fuel, pets, and returns — controls if it conflicts with this page. Rates, deposits and fees are shown before you pay. Cancellations and refunds follow our Refund & Cancellation Policy.

3. Offers to buy your land

Offers we mail or show online are invitations to discuss a sale. Accepting an offer online or by phone tells us you'd like to sell; it is not a binding contract for either party. Every offer is subject to our review of title, taxes, liens and the property, and the price may be adjusted if additional taxes or liens are owed. A sale happens only when both parties sign a written purchase agreement. You are never obligated to sell and nothing is owed to us.

4. Buying land from us

Listings describe land using public records, maps and aerial imagery. We make no promises about utilities, zoning, permitted uses, HOA/POA dues, access, boundaries or suitability for any purpose unless a listing states otherwise in writing. Please verify with the county before buying. Land is sold as-is.

Owner-financed sales are made under a written purchase agreement and promissory note (or land contract) that state the price, down payment, interest rate, payment schedule, fees, and what happens if payments are missed. Those documents control. A down payment or reservation deposit paid online reserves the property as described in our Refund & Cancellation Policy.

5. Payments

Card payments are processed by Stripe, Inc. We don't receive or store full card numbers. Prices are in US dollars. You authorize us to charge the amount shown at checkout.

6. Using this site

Don't misuse the site: no scraping, interfering with its operation, submitting false information, or using another person's reference code. We may update the site or these terms; the "last updated" date shows the current version.

7. Disclaimers and limits

The site and its information are provided "as is." To the fullest extent the law allows, Gallavant is not liable for indirect, incidental or consequential damages, and our total liability for any claim relating to the site is limited to the amount you paid us for the product or service involved. Nothing here limits rights you have under law that can't be waived.

8. Governing law

These terms are governed by the laws of the State of Arizona. Land transactions are also governed by the laws of the state where the land is located.
